Lease Takeover - Lease Transfer - Factors to Consider

Whether you have decided to purchase the lease outright or opt for a Lease Takeover and Lease Transfer, you have to consider certain factors that may affect your decision. Some of these factors are minor, while others will have a major impact on your decision. If you do opt for Lease Takeovers and consequent Lease Transfer, you should keep these factors in mind while making your decision and calculations of the cost.

One Question that you should be asking is about the charges or Lease Transfer fee that the car dealership or leasing company will charge you. The lease transfer charges vary with every leasing company and car dealer. There is no standard fixed charge and you enquire about the fees with the vehicle leasing company or the vehicle dealership. If you want to get out of a lease, you can call the business manager of the vehicle dealership and request them for a quotation for the Lease Transfer fees. If you are considering a Lease Takeover and if the current lessee requests that you pay the lease transfer fees, you can speak to the current lessee and request the amount.

Lease transfers are basically credit approved legally valid transfers that have been sanctioned by the Vehicle Leasing Company. A typical case is where the selling vehicle dealership participates in the Lease Transfer, as they are the selling agents for the Vehicle Leasing Company. Using the Sammy Screw Threaded Rod Hanger

The Sammy Screw has been in use by many contractors for some years now, but still many have not seen the product or the benefit they can offer.

What is a Sammy Screw? A Sammy Screw is basically a screw with a rod coupler attached to it making it a one piece threaded rod hanger. The Sammy Screw threaded rod hanger comes in a variety of different configurations to accomadate most any application.

To install a Sammy Screw threaded rod hanger, you will need a cordless drill, and a Sammy Screw driver. The most common driver does most of the Sammy Screws, however, if you are using a Sammy Screw junior, or a sidewinder, you will need a different driver. If you are using a Sammy Screw for concrete, you will also need a hammer drill bit to pre drill the hole in the concrete. You may want to consider a Lagmater Plus extension pole if you want to install a Sammy Screw into wood or steel from the floor. If you are using the Sammy Express anchor mentioned below, you will need the Sammy XPIT install tool. They run around $90 but it will save you that over and over again.

If you are hanging threaded rod from a wood beam or joist, the Sammy Screw GST series will work for you. This is basically a lag bolt with the threaded rod hanger or coupler built on to it. They come in a variety of lenghts to accomidate any drywall you may have to go through.

The Sammy Screw DST threaded rod hanger has a self drill screw attached to the threaded rod hanger. Several different lenghts are available along with different types of tips depending on how thick of metal you would like to fasten to.

If you need to fasten to concrete, the CST Sammy Screw threaded rod hanger will work well. As with any type of concrete screw you will need to pre drill the concrete.

One of my favorite Sammy Screws is the Sammy Express. The Sammy Express is designed to fasten to the metal roof deck. The Sammy Express anchor acutually collapses behind the metal deck offering tremendous holding power and saving tons of time. The only drawback to the Sammy Express anchor is the cost and the special tool required to install it. But, time is money, the Sammy Express anchor will save you alot of time.

Most of the Sammy Screws described above are available to accept 1/4″ to 1/2″ threaded rod. Most styles are also available in a side winder version. These Sammy Screw threaded rod hangers allow you to mount the threaed rod at a 90 degree angle to the anchor.

You can also install the Sammy Screw into wood and steel for the floor with the Lagmaster Plus tool. The Lagmaste plus is a extension pole that goes into the end of a cordless drill. Just insert the Sammy Screw threaed rod hanger with a length of threaded rod attached down the center of the Lagmaster Plus and drill into the ceiling. Reasons to Move to the City

It used to be that everyone wanted to get away from all the pollution and commotion of the cities and move to the suburbs. However, these days, suburbs and rural areas are no longer the ideal place to live. With gas prices rising and jobs moving overseas, there just isn’t enough opportunity in rural areas anymore. In order to compete and to get ahead in today’s economy many people are opting to move back to the city. There are many benefits to living in the city:

1. Use less gas. With gas prices at an all-time high, and only rising, it’s too expensive to drive long distances. In the city, everything is in close proximity so trips to the supermarket or to the mall are shorter. And shorter distances mean you use less gas. Also, cities generally have excellent transportation systems which will cut down on your driving and decrease the amount of gas you have to use even more.

2. Many job opportunities. Since everything is concentrated in cities, there are numerous jobs available in all industries and fields. Since there are so many people living in cities companies are always hiring. Or, new companies are moving in to meet the demand of a large population. Whereas in rural areas there are only a limited number of industries to choose from, in the city you can find a job in pretty much whatever industry you want to work in.

3. More choices. If you like variety, you’ll find lots of it in the city. You’ll find every type of restaurant imaginable and then some. If you like Chinese food, you’ll be sure to find about five within walking distances. Prefer Malaysian, no problem. If you’re looking for a unique item, or something imported, you’ll be sure to find in the city. Don’t like the service at a particular store? You can go down the street to the competition.

4. Lots of people. If you’re looking to meet people, the city is the place to do it. If you want to join a club or meet people with similar interests, you’re sure to find something you enjoy in the city. No matter what your interests are you’ll be sure to find someone with similar interests as you. Most likely there’s a club or group already doing whatever it is you like. It’s as easy as jumping on the internet and finding out where and when they meet.

5. More social services. Since there are more people, cities tend to have more services for the people. Libraries are bigger and better stocked, there are more parks and recreation facilities, the hospitals are bigger and all the new technology goes to the cities first.

6. More choices for schools. No matter what grade-level they’re in, if you have children, you have more options for schooling in the city. You no longer have to rely on the one public school in your town for your children’s education. Cities offer several types of vocational, charter and private schools. If you’re an adult looking to return to school to further your education, there’s sure to be several programs in the city. Interested in studying massage? There’s a school right down the street. Want to learn how to use a computer better? Most municipalities offer adult continuing education. There’s no lack of educational services in large cities.

No matter what your situation is or why you’re thinking of moving to the city, you’re sure to find something there for you.

Steps to Cure Homesickness in College

Often when students go away to school at first, a majority of them wonder why they ever wanted to go away to school and end up getting homesick. Being homesick is never fun. People get it when they’re on vacation, far away from home and mostly when they’re away at college. Since going away to college is something that is a commitment and farther away it is harder to deal with. If you’re someone who is homesick and away at college don’t feel like you’re the only one. There are many people in the same boat as you. Also, there are many things that you can do to get rid of feeling homesick of things you can do to help deal with it. Need some ideas? Read below and see how you can help with your homesickness.

Keep in contact – You have to remember that just because you’re farther away from home you still can keep in contact. Make daily, weekly, monthly phone calls; write letters through mail or through e-mail. Do what ever you have to do to feel better about your situation. Calling the people your close with will help tremendously. Just hearing their voice and talking about how you’re getting through college is a great way to feel comforted.

Plan a day – Plan a day for your friends, family, or significant other to come and visit you. This will get you excited until they come and will be a fun day for you guys to hang out. Having them come up to see you will be exciting for both you and them. So plan a few days so you have something and someone to look forward to seeing.

Make it like home – Did you have certain things and home that you just adored? If so, bring those items from home and put them in your dorm room. Make your dorm room as much like home as you can. You don’t want to feel like you are somewhere foreign. Bring your favorite items and make your room like your room at home!

Photographs – The next time you go home take a ton of pictures. Take pictures of the things you love in your town, your best friends, relatives, and pets, anything that will make you happy. Take a ton of pictures and put them all around your dorm room. You can never have too many pictures. The next time you’re bored you can even make a scrapbook with them all!

Go home – Plan a weekend for you to go home. There is nothing more excited than just saying goodbye to the college once and a while and going back home. Make sure it’s a weekend where your friends and family will be home. There is nothing wrong with going home once and a while!

Although college is supposed to be a very fun time in everyone’s life, some people are different. You may be homesick at first, but hang in there you will make a ton of friends and you’ll feel just fine being at school. Grocery Shopping – When you go grocery shopping try to get a small grocery cart instead of a regular sized one. This will cut down on your unnecessary foods. You will only have so much room so it will eliminate the things you really don’t need. Also never buy anything that isn’t on sale. Why? Because if you are patient, it will go on sale eventually. These two easy trips can cut down on your shopping bill more than you know.

Save money on gas – Every student should get a gas credit card. If you get a gas credit card, you can save up to 10% on your purchases at the pump. Everyone allows looks down on credit cards, but they can only help you if you use them wisely. Obviously you don’t want to max out your card or put more money on it than you can afford. Also you want to make sure you pay the balance in full to avoid interest fees. But if you look at it this way, spend $50 save $5, do this for the year and you’ll be saving a ton of money!

Money for fun – Every time you get paid you should only allow yourself so much money to spend on leisure. This amount should be the same every week. If you do this you will feel guilty if you go over, and proud of yourself if you go under. It’s just a little mind game that you should play with your head. Try to only spend about 20% or less of your check on fun.

Putting money in the bank – You should also have a certain amount of money that you put in the bank every time you get paid. Once again doing this will make you feel guilty if you don’t put as much in as you’re supposed to and proud of yourself if you put in more than usual.

Although it seems impossible to save money as a college student, it isn’t. It is a lot easier than you can imagine. Just be smart with your money. Every time you buy an item ask yourself, “Do I really need this?” If you stick the ideas above, you will start to see yourself saving money instantly.

Steps to Getting Out of a Speeding Ticket

We all have those days where we’re just off to a bad start and we’re in a hurry. It seems like we never have enough time in a day and that we’re always rushing to get things done. The start of a bad day just seems to always get worse. We’ll be late for work and we speed to get to work and then we get pulled over. Just when you think things can’t get worse, we get pulled over which makes us even later and often even more broke thanks to a speeding ticket. You may be able to get out of a speeding ticket depending on how nice your cop is. If your cop doesn’t seem like he’ll let you go free of a ticket try these ideas to help you get out of paying a large fine.

Let the cop know you’re sorry – If you were speeding and a cop catches you, let him know you’re sorry. Just admit that you were wrong and that you didn’t mean to break the rules of driving.

Why were you speeding? – If you were speeding to go somewhere important like work, let the cop know. Just simply say something along the lines of “I’m sorry, I’m having a horrible day so far and I’m running late for work.” Let him know that speeding isn’t the way to solve the problem, but throw in how bad your day has been. We don’t mean to speed when we’re in a hurry it just comes naturally so let him know why you were going faster than usual.

Never argue with a cop – You want to make sure you never raise your voice or argue with a cop. They have pulled you over because you’ve done something wrong, not because they have. Accept the fact that you did wrong and just apologize. Arguing with a cop will only make things worse and you’ll be almost guaranteed a ticket.

New to the area? – If you haven’t driven the roads that you took to get to your destination let the cop know. Often when we’re driving on a newer road we don’t know the speeds and what the area is like. Apologize to the cop and just let them know that you’re new to the area. This is at least a good reason for why you were speeding.

How good is your driving record? – If your driving record is good let the cop know. Be sure to tell the cop that you don’t ever get pulled over and you don’t have any tickets (if you don’t). Once again, apologize and say I’m sorry I’m never usually in a hurry I’ve just had a bad morning.

Cops aren’t out to get you like you may think. Cops have bad days as well. Just explain the situation to the cop, say that you’re sorry by apologizing and that’s all you can do. No one likes to get a speeding ticket but everyone is bound to get one sometime.
